That's probably gonna be the way we go, yeah, unless someone comes in with a high offer. I'd ideally like to be done with the house in case the market tanks again in the next few years.

for buying a house grad hospital is desirable because its still 'cheap' compared to the rest of the city.

the fitler/rittenhouse/grad hospital/center city west area is 'hipper(?)' than the other parts of the city. the fishtown/no libs area is too but that crime is still rough around there.

you really need to spend a weekend in philly going through areas to find what you're looking for.

Agreed on all counts, but Wash Sq. is the safe play if you can afford it and it's job-convenient.

i like everything around the grad hospital better than the stuff around wash square. you can get to either area in a brisk 15 minute walk, though. You would get much more bang for your buck in Grad Hosp, and there are lots of old people in the Wash Sq area.

But, if you do like Old City, Wash is your obvious choice

it's kind of just taste in bars and restaurants that will probably separate those two. Grad Hospital has lots of great gastropub type brunch spots and nice but divier (relatively) bars like Sidecar and Grace Tavern. more of neighborhood feel. Washington Square will have you a lot closer to nicer upscale city spots and will have you just closer to the heartbeat of center city, really. if you like doing actual cultural stuff during weekends, Wash Sq has a big advantage there. if money was no object, I'd probably go for Washington Square closer to the Western side of it, as the Eastern side can get to be just old, settled people like Grote said, but you might be able to get a much better deal in Grad Hospital, and it's also a great area

Cool. Like I said, I never really spent much time around Grad Hospital. When I lived in Philly I was out in University City. Over the last couple of years, I'd usually end up hanging out around old city/washington square area, but I'm not attached to it. Grad Hospital area would be an easy enough walk to just about anywhere including work.
