Don't you have to consider the likelihood that the Mets will appreciate in value over the next 3 years? The fact that Einhorn has an option to buy the team under certain circumstances for a total of $200 million+$1 isn't really relevant to the team's actual value. Given the value of the franchise is likely to be greater than even 600 million in 2014, the Wilpons could get some other "investor" to help them pay back Einhorn and keep control of the franchise. There's a limit to this of course, as they can only sell off so many sixths before they lose control.
