she owns her home right now and wants to leave her situation (lives next to her utterly crazy sister in a not-that-great school district). she suggested i start spending weekends over. i think that's the first step to try things out.

nope, not yet. not even sure i'm planning on moving even if she does buy a home. we discussed it and i don't think it's a big deal. she wants the mortgage in her name only, anyway, because she got screwed before.

nah, probably not. we are just looking at homes. i wasn't extremely clear (am i ever?). it's not a definite or anything. we've just been discussing her situation the past week and she wants to get a new home and i am going along for the ride right now and seeing what develops.

speaking of too fast though, girl at work is currently on maternity leave because she had her child 2 months ago. she was pregnant 3 months into her relationship and he proposed while she was like 8 months in.

yeah, you're basically paying almost double for that money, right (or like 40%). Why not just save like $10k and take advantage of the first time homeowners things and other plans like that

you can withdraw up to 50k from your 401 without being penalized for first time home buying. you have a certain time frame to pay it back. if it takes me 2 years to put 40k together then the 5 years to pay it back won't be a problem.

Yeah, the penalties are such that you just piss money away. If your out of debt at that point it wouldn't take too long to save up enough for a dp, especially with all the first time owner benefits

but you're paying back interest to yourself

also, i read the rule as 50% of your 401K, or $50,000, whichever is lower

I would definitely do some due diligence and talk to a financial planner before you pull the trigger on this plan. It's not my forte but the few friends I have that are in the business have always told me its a big mistake to withdraw from those types of accounts under any circumstance.

look at it this way. without interest, you're paying at least $450/month back (sice $20k is the lower of 50% or $50k) just to that 401K. not sure what the interest would be, but it's usually 2 points above what a normal loan would be. so say add another 6% on top of that. Plus you're paying your mortgage off. seems like a lot to pay, but i am probably missing something
