Being really rich would be neat.

The island is 140.5 square miles (about the same size as the city of Philadelphia). More than 3000 people live on it. Wonder how that works.

They live on the 2 percent Ellison doesn't own. Which is about 3 square miles, and 1000 people per square mile is less dense than most Jersey suburbs.
