i just received an email about a "certification" program where you can apply for "grandfathering" just by filling out an app and answering some questions to get your "certification". For $995. :lol:

I dunno man, I think it's a strong point. Or at least, that the "you have to buy a house" sentiment is so excessive that this article is useful.

To me, a house is only worth it if it substantially improves your lifestyle.

The part about renting a house in an over $300K neighborhood for $1250 is what struck me. Maybe he's in NYC and it's one of those deals where they can't raise the rent. But certainly you wouldn't see that around these parts.

And yes, I think the decision boils down to your personality type and what homeownership will add to your lifestyle and/or quality of life. I'm firmly in the "you must own" camp BECAUSE YOU KNOW EVERYBODY SHOULD BE JUST LIKE ME, RIGHT????? If I wanna knock out a wall, I go knock out a wall. If I'm sick of the countertops, I wanna replace them. If my toilet clogs, I replace it with the one that can flush 2 dozen golfballs at once, not the "landlord special" from lowes. But YMMV.

There's only one rental on my street (aside from some illegally rented outbuildings) and the dude gets $2K a month. It's a smaller house than mine, and not as nice, if I do say so myself. I pay $2.5K on a 15 year mortgage (with taxes included in that) so if I'd gotten a 30 I'd probably be around the $2K mark. Where's the leftover money for investing???

i'm currently struggling with the owning vs. renting thing right now.

what do you do when you're 70 years old and retired. how can you continue to rent? its not like i'll have an unlimited 401k and social security isn't going to cover rent.

Yeah, that might be why we disagree on this, because I own in that kind of neighborhood, costing me $400 extra a month on top of a big down payment, repairs, etc.

I'm not anti-owning by any means, but I do think the cultural pressure to buy is excessive, putting a lot of people in financially inferior (if not outright disastrous) situations.

well, in this guy's theoretical world, you'll have made so much money investing in companies instead of your house that you'll have no problem renting until you die.

But me? In 6.5 years I'll own the house outright, paying only taxes, maintenance, and utilities. Then I can leave it to my kid when I get hit by a bus

Well, right off the bat you'd have whatever money you would have put down on a house invested in the stock market for 30 years.

And in many/most cases, you'd be saving substantial money from month to month, which you could also invest.

Another part of this, though, is unique to a person. If you're unlikely to invest money saved by renting instead of buying, the forced savings of home ownership are probably your best bet long-term.

Yes, many people (real estate agents typically) underestimate the discipline it takes to be a homeowner. I'm struggling now on a pretty good income. Heck, my car is ready to turn 200K. But in 6.5 years it will have been worth it. if i live that long
