Housh (b/c you're the only I know that might know this place is):

My friend is moving into Parkway House at 22nd & Pennsylvania on March 28. He just sold his 3 bedroom beautiful end unit town home in the burbs to do this. The reviews on Google make it look like a shit hole (2 stars out of 5, 54 reviews total... awful management, lots of reports of mice, rats and bed bugs...so yeah). What can you tell me about it? What's the area like? This guy is a school principal and makes like six figures. Am I right to think there is no way he should be living there?

Well, there's a bar on the bottom floor that has great wings and this weird burrito thing thats like a cheeseburger and fries all wrapped up right there in the burrito, so that's a plus. The neighborhood is fine, it's kind of right between the art museum area and center city and he'll be able to walk to lots of cool joints and if he has a balcony on the southwest (I think) side, he'll have a great view of the art museum. So I can't speak really on the actual apartment or management because I haven't known anyone who's lived in that specific building, but the area is fine.

Then again, everyone here pretty much laughs off living in any of those complexes on Pennsylvania Ave. The general feeling is that you can usually find a really nice door to the street (or door-to-small-stairwell to street, whatever) apartment for about the same price, so why bother? Although I guess they probably will provide him a washer and dryer and whatnot. There are a lot of people who tried those kind of apartments when they first moved to the city and generally regard it as a bad experience.

Yeah, if he makes six figures, it sounds like a bad idea to me.

if he makes 6 figures, he could rent anywhere he wants and have a really cool apartment. I'm not into it, but there are some cool loft apartments in the old city area. He could get a 3 br with a deck in the art museum area

Yeah that's nuts. Takes me 35 minutes to get from Old City to Chestnut Hill, and that exit is before the Schuylkill gets jacked up

yeah those complexes just straight suck. To give you an idea of some rent, we just found a new place on 19th, a few blocks south of Rittenhouse Square. For $1,050, we're getting two bedrooms and a deck/balcony thingy. So if he's willing to spend $1,500-$1,800, his place would be amazing.

He might be sitting on the 76 entrance ramp for 35 minutes.

He really just has no idea about anything in life and makes random decisions just because he's bored. ADD in just about every conceivable fashion. It's always been this way, but somehow he usually manages to come out of it on top. I just hope the bed bugs don't get his 23 year old girlfriend

wel my buddy owns a supermarket in that building (or one of the neighboring buildings- I think it's "Pennsylvania House") so at least he can eat. He may spend more, but he can eat.

As far as the drive from CC to Lansdale, good luck. There's really no good way to do that. 76 to 476 to NE extension (or back e on the E/W turnpike to 309). 60 minutes on a good day. like a Sunday

I tried to tell him the commute was going to be awful, at least an hour plus. Especially because part of his justification (at least to himself) to moving into the city was "if I knew how long it was going to take to get to work I would have just moved into the city". For a while, before he decided on a location, he tried to tell me that he was going to take 73 out to 309. I was like, dude, it's going to take you 45 minutes just to get to 73 from Center city

It's definitely going to be worse than his current commute. The only saving grace may be if he leaves at oh dark thirty and arrives around 7 or so. Coming back home at 5 or 6 though... yikes
