With Miami and Houston soon to pass it as well. Kind of lazy article which mixes up the problems of the cities themselves with those of the metropolitan areas. Don't really think the Atlanta or Miama city schools are all that big a step up on Philly. Taxes and business climate are possible but complicated reasons to explore (except inthe DC area, where it's not too complicated what's driving employment). Weather seems to be the only totally clear factor, and the only one no one can do anything about. Doesn't stop them from complaining about it though, does it!

I doubt the Philly metro area has the capacity to grow like most of the places passing it, and don't think it's necessarily a good or bad thing for an area to be fast growing. At the same time you want the area to be an attractive place to live, which is probably related to rate of growth but isn't the same thing.

that's certainly true. also, we're always going to be 'second' to DC or NY area with certain job sectors that are probably helping a big part of that growth (financial services, government contractors) through creating new demand in old neighborhoods, pushing out others to other areas and bringing in new residents.

i do think the 'capacity' aspect is a big part of this, and i would much rather take a more Portland-esque approach to enacting a green-zone type of area to limit the stupid growth in Montco and Chester Counties, for example. accept our limitations and have a more county-wide and region-wide growth plan.

Had to go to an arbitration hearing for class yesterday. Was about an accident in dec. 2013, each side claimed the other entered their lane of travel. Plaintiff didn't have health insurance and was asking for $8k in costs and pain and suffering. They brought a witness who claimed she was driving behind the defendant. Her account was so far off compared to the defendant's witness, the defendant and even the plaintiff. She said the accident was on 76 when it was on route 1. She said she had been following him for 20 mins as he sped and weaved in traffic. She couldn't name the color, make or model of the car she was following or even if it initiated the contact. She was a horrible witness. The defendant's lawyer nailed the closing too. I had to leave before the award and rode the elevator with her. She said she'd email me the result and they wound up awarding the plaintiff $18K. I'm amazed. I did catch the one panelist falling asleep multiple times. I hope they were just being sympathetic to the girl because she didn't have health insurance.

It really doesn't make a whole lot of sense to compare Philly with Atlanta, Miami, or Houston. And it's certainly the case that much of what's driving growth in those places either can't be replicated in Philly (unless there's a bunch of oil in Lower Merion that's about to be discovered) or shouldn't be replicated. One thing that is left out of the article though that might be a factor is affordability. I could be wrong about this, but it might be the case that Houston and Atlanta are more affordable places to live. Low housing costs have long been a part of Houston's appeal. Also, big chunks of Philly metro are simply not places young people are going to move to--I mean, I can't imagine a 20 something single getting excited about living in Cherry Hill or King of Prussia.
