while nothing can quite compare to the quantity of douchebagery one can find on the intersection of passyunk and wharton at 2 am on a weekend night. there is a fine mexican establishment called super burrito. first, while one may think the name is quite appropriate after a night of drinking, i would hardly refer to it as super the following morning. however, when looking for that total douchebag, i prefer quality over quantity, thus i clearly prefer the super burrito.

these two individuals actually arrived in a limo...

Wondering when I'll be over the hump and paying more towards principal than interest on my mortgage. Going on eight years in now. We didn't put much down, but we did re-fi after a year and get rid of the PMI (which I think implies we must have had at least 10% equity at that point?).

I'm in the same boat. Bought the place in July of 09. Got the 8K tax credit at least. Haven't tried to refi, but doubt I could now. I put 25% down, made all payments on time, etc. I checked zillow after reading this thread and my place is worth roughly 2K more than I owe on it. Only $400 of my monthly payment goes to principal. Plus the mortgage isn't owned by Fannie or Freddy as far as I can tell from Bill's links. I would've been better off continuing to rent, 8K or no 8K. I haven't done the rent vs buy calculation with the mortgage interest deduction factored in, but that's just figuring out how much worse off I am for buying rather than renting.

Well, at least when I move, I'm going to keep this place and rent it out to get the added tax breaks from that. I think I can claim about a 10-15K loss per year on my rental property. I dount the primary residence capital gain exemption for homeowners will come into play anytime in the next 10 years either.

Have you guys considered paying extra towards your principal? I've been doing so for years and it's made a huge difference.

Lethal, how are the folks who manage rental properties in your area? We have two rentals in our neighborhood and it can be tough. The house next door ended up getting trashed by the family of banshees that moved in there. (It did get fixed up again and now it's being rented through a friend of ours to the son of another friend of ours and all doing great).

The one across the way has more than one family living there and seems OK.

The thing is, most of the managers of rentals around here don't check in on the places and lie to the owners. I'm not sure if that's the norm but I know it happens.

Our big problem right now is that we have a one bedroom condo without a room that can really be converted to a nursery/child's bedroom. So if we have a kid, we're going to be able to be there for a couple years, at most, before we run out of room. We're already planning on keeping the place and renting it, like lethal said, unless there's a miraculous market recovery/reinflation of the bubble.. The rental market around me is very healthy, and there's a major hospital 1/4 mile away so there are always residents/interns/young doctors looking for convenient, quality housing.

The rates on my wife's student loans are higher and we're income pahased out of the tax deduction for that type of interest, so we're betting off paying those off first. My student loans have like a 2% APR, so I'm paying those off as slowly as possible since its more or less free money. Also ahead of paying off more principal would be more retirement savings (the S&P is growing much faster than my mortgage APR). Somewhere down the line, we'd have to discuss a college fund for any future kid(s) and the general costs of having a kid (which would include moving out of our 1 bdrm condo). So, paying extra principal works for some people, but in our case, it doesn't make the most financial sense.

My building is maybe 2/3s owner occupied and 1/3 rental. The developer owns a business around the corner and is generally on site every day. He holds 5 units for rent. 3 other owners rent out their units. There are generally no issues with renters and I'd do the active managing myself, most likely. The building is fairly upscale and only 3 years old, so at that price level, I'd hope it wouldn't attract the kind of rental clientelle that would trash the place. Plus, I'd hope that most renters would be afraid of what their lawyer landlord could do to them in court (not that I would, its just too much of a pain in the ass, but as long as they're scared of it, they might not do anything bad).

usually a cougar sighting is no big deal... however at the 99 cent only store it is! i just went out to fresh and easy (kinda like a trader joes) to pick up some lunch. well, right next door is the 99 cent only store which has 99 cent monsters. if you haven't tried the monster NO2, it's like fucking crack! it is truly amazing, i'm just bouncing off the walls right now and have no desire to hit that thai style beef and noodles.

so i see this one chick, she got the short bob with highlights, tight little body, trendy clothes... so i got to check her out a little bit more and see what the story is. well of course she catches me checking her out. when you check out a chick, you don't want to stare but you still have to let her know you're checking her out. she gives me a nice little smile back, and i see lots of makeup and did i see some wrinkles too? i really couldn't tell if it was a 28 year old who spent too much time in the sun or a 40 year old trying to make a comeback. then the answer came.... she drove off in bmw 7 series. back in my younger days, about 3 months ago, it would've been fun to find out the story. well, azrider has been falling in love with the gorgeous girl in the world and i had almost zero desire to do it.

backstory- parked illegally (against traffic) and paid the $15 or so ticket.

got an additional ticket for “Driving on one way road ways (improper direction)” and disputed the wording and excessiveness of the $118 moving violation. i maintained that what i did was no different than a left turn followed by pulling into a parking spot. told the judge if this was illegal, then i should be cited every single time I make a left turn. judge agreed. hot cop sad.

made the cop look kind of silly when she claimed that she saw it all go down out of her rearview mirror.

Cool. The problem around here is the folks move to California or someplace and trust some fly by night rent manager to watch their place. Some are probably good but it's hit and miss.

Condo type places are much different I'd guess.
