I just found out my home is worth about what I owe on it. This after making a 20 percent down payment five years ago. In New York City. And never missing a mortgage payment.

The result of all this is that we can't refinance... which means the thousands per year I thought we'd save, we'll continue to feed into the Citibank maw.

Whom shall I kill?

well, just hope the market trends upward. if you don't plan on going anywhere or need to go anywhere, there's a chance you'll recoup some of that down the line. sadly, this is the one key risk you take when buying a house. you have no control over how the market for that area will swing. but it could all change if the school district starts moving upwards.

you possibly qualify for one of the obama refi's. (?) Look into that- I assume you're talking about saving $ because of a lower rate, not turning a 25 year note into a 30 year note.

I find Bobby Flay to be an asshole, plus he crapped out on the dude who won the reality show on NBC, he was an investor and didn't even let the guy have a year of business, AFTER diluting and ass raping the guy's concept.

That said, Emeril's Burgers and More in Bethlehem is awesome.

if your loan was sold to fnma or fhlmc, you can take advantage of a program called MHA, allows you to do a rate and term refi up to 105% LTV with no MI. Check this out

I'm pretty sure citi is a participant lender, so just go back to them and ask about it. If you have any specific questions about it, PM me, I'm a process engineer for a competitor of citi and I've done a ton of work with these.

Here is a link to find out if your loan is owned by either fannie or freddie.

Yes, look into what Bucky and Bill said. My wife and I were in a similar boat; bought in 2006, actually owe more than it's worth, but we refinanced about six months ago to 20 Years without having to pay PMI. We were up to date and had never missed a payment, of course.
